Las Vegas is known to the world for “The Strip”, but there is a thriving community off the strip that most visitors do not see.
What most people think of as Las Vegas is a valley surrounded by mountains, and is made up of three cities (Las Vegas, North Las Vegas, and Henderson) and unincorporated Clark County.
The valley was initially settled around what is downtown Las Vegas, and has grown outwards from there through the years.
Growth generally came through two means. Home builders initially built subdivisions that radiated out from the center of the towns. Later, several notable master planned communities were created within the greater Las Vegas area.
Master Planned Communities in the Las Vegas Valley
In Las Vegas you will find Summerlin, named after Howard Hughes’ grandmother, which is in the western part of the valley. Summerlin is one of the largest master planned communities in the country, and has a village theme to its design.
In Henderson there are three master planned communities – Green Valley, Seven Hills, and Anthem. They can be found in the southern part of the valley. Seven Hills and Anthem are known for hilly terrain, and Green Valley is known for its lushness of trees and grass.
In Clark County you will find Southern Highlands in the south, and Mountain’s Edge in the southwest. Southern Highlands is mature community with most of the expected amenities in place. Mountain’s Edge is a newer community that was begun right before the peak of the market so it has a long way to go before it is finished.
And in North Las Vegas you will find Aliante. Aliante is in the far north part of the valley, located along both sides of the I-215 Beltway Freeway. It’s a newer community and represents great value in pricing.
There are also hundreds of smaller communities within the valley.
What Kind of Community Do You Want To Move To in Las Vegas?
Each master planned community and area of the Las Vegas valley has its own personality and offers something different. Some areas are densely built out, while others require a house to have at least a half acre and permit livestock.
Some areas are brand new, while others date back to the 1950′s. Some are located within several minutes of The Strip, while others are 45 minutes away
If you like golf, you’re in luck. There are too many courses to count so if you like the country club living lifestyle you can find it in Las Vegas.
If you must have a water front home, you can find that too. There are several communities built around man made lakes, the largest being Lake Las Vegas.
And if a mountain cabin next to the ski area is what you desire, you can find that too. The Mt. Charleston ski resort is less than an hour away.
